Ballpark is a Living-Learning Environment, made especially for students!

We want your college student to be successful throughout their career at their college of choice. They need a good foundation and support to gain this success. At Ballpark, we want to help support their productivity by giving them a fully-equipped computer lab and individual study rooms at their fingertips. We want to keep them healthy with a fully-loaded fitness center. We also want to help them relax by giving them a clubhouse with billiards and lounge areas, resort style pool, and events to meet other students. Ballpark meets every need that your student will have while in college so they can achieve what they came here for in an enjoyable atmosphere.

Individual Leases

Individual leasing means peace of mind for you. Your financial responsibility is only for your student’s space unlike many apartments or rental houses where a joint lease is signed. If a roommate transfers to another school or moves out of Town Lake for any reason, you do not have to worry about having to cover their portion of rent. This is just another reason why Ballpark is your student’s best housing option!

On-site Professional Staff

Ballpark has a full Community Assistant staff that lives on-site and is able to help your student 24 hours a day. The leasing office at Ballpark is where your student can fill out maintenance requests, pick up packages, and get any other need met. Our maintenance staff will respond to your student’s maintenance issues quickly and professionally. Ballpark offers 24 hour emergency maintenance as well so that your student’s comfort is not affected.

Affordable Floor Plans

Ballpark has six spacious floor plan options so your student will easily be able to find one to suit their needs. We have one bedrooms, two bedrooms, three bedrooms, and four bedrooms. They can share a bathroom or have their own. Your student’s rent includes Cable with HBO, Internet, Water & Trash pickup, furniture, access to the Ballpark amenities, and so much more!

Fully Furnished

Ballpark is a fully-furnished community, saving you money! Each student will have a full-sized bed (with elevated frame) as well as a dresser, desk and desk chair. The living room comes fully furnished with a couch, loveseat, end table, coffee table and entertainment stand. Dining rooms are equipped with a dining table and chairs or a bar with bar stools. You will not need to purchase or move any furniture!

Roommate Matching

If your student does not have a roommate in mind, we can find them one! We will have them fill out a Roommate Matching sheet so we know what they are looking for in a roommate. During the summer, we will spend weeks looking at these preferences and matching them up with the best person we can find!

Resident Events to Keep Students Involved

While the main focus of your student’s college career will be about graduating and getting a fulfilling job, they also need to have fun along the way. At Ballpark, your student will create life-long relationships and connections that will make them even more successful. Our Community Assistant staff plans monthly resident events to get them involved. Ballpark has featured everything from Casino Nights to Pool Parties to Basketball Tournaments. One thing is always certain: events mean free food for the residents and the opportunity to make friends and win prizes!

We will also keep our residents connected to on-campus and community events so they don’t miss anything!

FAQs

What kinds of events do you have at Ballpark?

Events vary depending on the month! Ballpark has featured everything from Casino Nights to Pool Parties to Basketball Tournaments. One thing is always certain: events mean free food and drinks for the residents and the opportunity to make friends and win prizes!

What is a Community Assistant?

A community assistant is an office staff member dedicated to helping residents, future residents, and parents. CAs are the front line of our management staff; they complete administrative duties in the office and serve as leasing agents to sell our property and sign contracts. They also function as property representatives in everything from completing inspections to hanging notices and participating in our resident events.

What type of parking is available at your community?

Free parking is available for all residents, but Ballpark also offers both carports and garages to residents for a monthly premium.

How do I receive packages?

The leasing office will accept packages in your name. USPS will leave a slip in your mailbox notifying you, while private companies (UPS, DHL, FedEx, etc.) will leave notices on your door. Bring the slip to the office to receive your package.

What furniture is provided?

Your living room comes fully furnished with a couch, love seat, end table, coffee table and entertainment stand. Dining rooms are equipped with a dining table and chairs or a bar with bar stools. Bedrooms feature a full-sized bed (with elevated frame) as well as a dresser, desk and desk chair.

What if I need maintenance in my room?

Residents can place maintenance requests in person, by phone, or online. If it is an emergency, please let us know as soon as possible.

What if I have a change of plans at the end of fall and don't return for the spring semester?

The only way to be released from your contract without penalty mid-lease term is to find a resident replacement. The replacement must fulfill all of the same rental criteria including student status, lease guaranty, background & credit checks. There is also a resident replacement fee of $200. Call the office for more details.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

Renter’s Insurance is not required but highly recommended. We are not liable in any form for any damage incurred to a resident's personal belongings throughout the course of the contract period. We highly recommend that residents contact a homeowner's insurance agent to learn more about renter's insurance.

Do you allow pets?

Yes, but we require a pet addendum signed by all residents in the apartment and a pet deposit of $150 and a non-refundable pet fee of $200.

We do have a 60lb weight limit, with no aggressive breeds or exotic pets allowed.

How can I pay my rent?

We accept payment via check or money order, or you can pay with a credit card online at rentpayment.com.

When is my rent due?

Rent installments are always due on the first of the month and are considered late beginning on the fourth.

Do you have a roommate matching system?

Yes. While Ballpark can never guarantee a "perfect match," all residents fill out a profile to help us put together the likeliest compatible matches.

Remember; the sooner you sign your lease and the more thoroughly you fill out your profile, the more options you have and the better chance of us finding someone that works well with you.

What is included in my rent?

Your rent includes Extended Basic Cable, Internet, Water & Trash pickup. You will also have access to our amenities, which include: free use of our tanning beds, DVD rentals, computer lab, fitness center with a personal trainer, 24-hour clubhouse and game room, as well as our resort-style pool, volleyball and basketball courts, and athletic field. Your rent will also include a full furniture package and weekly resident events!

What does it mean to have an individual housing contract?

Individual leasing means that each person is only responsible for their portion of the unit lease or bed space. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.
